Building Dilapidation Inspection

If you’re concerned about the condition of a neighbouring property or the impact of nearby construction, our Building Dilapidation Inspection can assess any pre-existing damage and provide a baseline for potential claims.

It creates a detailed, unbiased record of the building’s pre-construction state, making it easier to identify and address any new damage that may occur. This inspection is often required before starting construction on a neighbouring property, especially in urban areas where buildings are close together.

Home Owner Warranty Building Inspection

A Home Owner Warranty Building Inspection helps identify any defects or issues that may fall under the builder’s warranty, such as problems with the structure, plumbing, or finishing. This inspection is typically completed before the 6-year builder’s warranty ends. It serves as an official document to back up any potential warranty claims, ensuring that you’re not left dealing with costly repairs down the line.

Home Owner Warranty building reports typically includes:

  • Comprehensive analysis of all major foundations, works, and systems.
  • Identification and documentation of defects (if any)
  • Clarification for who is responsible for rectifying defects.
  • Evidence to support relevant warranty claims (if any).
  • Recommended repairs.

Our Building Progress Inspection service ensures that construction is proceeding according to plan. We check in at key stages to ensure everything is on track, meets the proper standards, and stays on schedule. Our goal is to provide you with regular updates and reports, helping you catch any issues early and ensuring your build stays smooth and stress-free.

Do you offer free quotes?

Yes! Just fill out the form on our contact page with the necessary details, and a member of our team will get back to you as soon as possible!

What areas do you service?

We do most of our building inspections in and around Cairns, but we also service areas within a 300km radius.

Who arranges access to the property for the inspection?

Depending on the type of inspection, we will work with either your agent or you to arrange a time that suits all parties. If we need to liaise directly with the agent, we will ask for their contact details. If you have already organised an ideal time with your agent, please let us know, and we will confirm all the details with them directly.

Can I attend the inspection?

Yes, absolutely! If you’d like to attend the inspection or have any questions, you’re more than welcome to join us on the day. Being there in person can give you valuable insights into the property and give you peace of mind about your decision. However, if you can’t make it, don’t worry—we’ll still provide a detailed report with photos and recommendations, and we’re happy to go through everything with you over the phone.

Can I renegotiate the property’s price after pre-purchase building inspection?

Yes, if the pre-purchase inspection building report reveals significant damage that has not been previously disclosed to you by the owner or real estate, you may engage in negotiations to adjust the asking price to better reflect the cost of repairs or the property’s actual condition. This can help ensure you’re not paying more than the property is worth based on its current state.
